Rexford Industrial (REXR): An Industrial REIT For The Trump Era
While he’s making a mess of it, Trump’s ultimate objective with his tariffs is to bring manufacturing jobs back to America. One company that would benefit from that is $7 billion Rexford Industrial (REXR), an Industrial REIT that owns industrial properties in Southern California.
REXR owns 424 industrial properties composing almost 51 million square feet in Southern California. 262 of the properties and 28.7 million square feet are in Los Angeles County. The rest are in Riverside/San Bernardino County (54 / 9.6 million sq. ft.), Orange County (55 / 5.8 million sq. ft.) and San Diego County (35 / 3.6 million sq. ft.).
REXR reported 1Q25 earnings after the close Wednesday April 16. For the most part, they maintained their full year 2025 guidance, including 2.25%-2.75% growth in Same Property Cash Net Operating Income and Core FFO of $2.37-$2.41. REXR shares closed Wednesday at $32.70 so the stock is trading at 13.7x 2025 Core FFO Guidance. REXR also pays a 43 cent quarterly dividend which works out to a 5.26% annual yield.
Trump seems determined to bring manufacturing jobs back to America and REXR owns the properties in which this type of work is done. Seems like a nice fit for the moment….
